I have recently upgraded the MLS search tool here at Jay Myers – Denton County Realtor. Map based searching is interactive, innovative, and honestly, expected with today’s home buyers and sellers. When first visiting my Home Search page the map is centered in my primary service area of Denton County, including Highland Village, Flower Mound, Lewisville and Corinth. The “Top 100 Listings” of homes, land, and ranches within that area are represented with unique icons for each type.
Originally I had wrote “I still have not been able to get a straight answer or determine what makes that 100, since the provider1 does not directly market a “Enhanced Listing” or “Featured Listing” option.” But, with a blog the answers come to you. I was informed from Scott @ WolfNet that this 100 comes from being the 100 most expensive listings in that view, and that I can customize this setting. But still…it really does not matter, because the meat of the matter comes with the searching.
Users can still choose to search with text based county/city, address/zip, school district, and subdivision. If the MLS # is known, that number can be entered into the Quick Search field. Regardless of the type of search, just as before, a price range, bedroom range and year built range, and other amenities are selectable.
The true advantage, this is especially important for people who are relocating from other parts of the state or country, that now you can visually see where a property is located, the streets and other listings surrounding it, and even the terrain with the Hybrid view.
From there you can simply click on the properties to go to the detailed view of the listing for:
- Additional Pictures
- Remarks
- Property Details
- Room dimensions
- Use the Mortgage Calculator
- Inquire About Listing (Sends email to me)
- Request a Showing (Sends email to me)
- Email Listing (To yourself or anyone)
- Map It – Which will remap the listing and see points of interest nearby, such as schools, parks, bus stops, etc (Thanks Scott @ WolfNet)
- Save Listing (Requires Registeration)
When you are done with that property, just hit backspace, or the back button in your browser, and you are back to the map view.
Remember: With my no pressure approach, users are NOT REQUIRED to register to use my MLS search, get addresses, or limited to a number of searches. If a user chooses to register for these MLS Search functions, unless they request otherwise; I will only send a “Thank you for visiting, and I am here if you need me!” type of email. My visitors and users will not be added to newsletters, email campaigns, or unsolicited phone calls.
These useful and time saving functions require registration.
Search Saver: Allows you to save and manage your searches and receive email notifications whenever new listings match.
Favorites: Allows you to Save and Manage listings to your Favorites folder. Add properties to your Favorites wherever you see the Favorites folder icon. At anytime email your Favorites to your agent, a co-buyer or a friend.
Remarks: See the Marketing remarks entered by the listing agent.
See Addresses: See the address of the property.
The approach of not requiring registration for anything is thought by many agents and even the founder of the company I work for, Keller Williams Realty, as being simply crazy. After all the nature of this business is to get contacts, but it is also to provide a service, and be someone you can trust. If I require a visitor to my site to give me a phone number or email address, just to find my site useful, am I really trusting in myself to believe my site important? I have had a successful career so far with my logic, so I am not prepared to change that just yet.
