Now if that headline got your attention let me say I am a fan of the open house / broker’s open when done properly. My issue is how a lot of real estate agents go about preparing for an open house. It it is a common belief among sellers and many real estate agents that a open house is really just another way for the agent holding it open to get new buyer prospects or customers more than an opportunity to actually sell the house they are sitting open. It does not have to be this way.

Preparing for a first date is unlike anything else. For first dates, we shave, iron, do our hair, put on cologne or perfume, and dress to the nines. On a first date, we do everything we can to make sure that the relationship isn’t doomed before it begins.

Selling a home is like that. When you sell your home, you should dress it so that it looks its best and so that buyers fall in love with it.

I guess with a title like that I should give a little background on how a portion of the real estate business is done here in the DFW Metroplex. Here and many parts of the country now use a showing service to set-up appointments for showings on listings of homes for sale. We use Centralized Showing Service, and this article will not be intended for pointing out the negatives or issues I have noticed with them, I will save that for another.
