Also referred to as the Homeowners $6500 Tax Credit follows all the same income and qualifying date requirements as the FTHB tax credit. There is really not a whole lot more that needs to be said that my other article here has not already covered. Other than the dates, some changes to the income limits and the addition of the move-up buyer tax credit the 2010 credit is same. There is one advantage to those closing after November 7, 2009 that they would not have had prior — that is the Modified Adjusted Gross Income for qualifying person(s) being raised.

Google Maps Square

I use Google Maps a lot being a real estate agent in Denton County, so I have noticed this for quite a while, but has the Google Car gotten lost trying to find Highland Village, TX?

You all know what I mean don’t you? It is the vehicle used by Google has been using since 2007 when it expanded it’s to capture the street view images we can find by zooming all the way in on an address using Google Maps. These views are available when you see Pegmanpegman_arrow-10, you can then pick him up and drag him to do different locations or areas within a map. This is a great tool to get a basic lay of the land when searching for real estate, or amenities available around an area or house you may be interested buying.

This is a question I get far to often, and I should have addressed here publicly long ago. I make no bones about it ((To state a fact in a way that allows no doubt. To have no objection to)) I concentrate on the buying and selling real estate in Denton County, concentrating on Highland Village, Lewisville, Corinth, Little Elm, and all points in between within Denton County. I even work on the fringes of Grapevine and Saginaw which are in Tarrant County Texas. I believe this best allows me to provide superior service to those I represent.

But, far to often I get emails or phone calls from those who are in need of assistance with some of the loan programs, or services I discuss here. So this is announcement saying Yes I can help you…

* Buy real estate in Collin County
* Sell your home in Plano, Texas
* Buy a property in Fort Worth, Texas
* List your home in Tarrant County
* Buy vacant land anywhere in the state of Texas
* Real Estate services all over the country

How some agents waste your time and theirs with Open Houses

Now if that headline got your attention let me say I am a fan of the open house / broker’s open when done properly. My issue is how a lot of real estate agents go about preparing for an open house. It it is a common belief among sellers and many real estate agents that a open house is really just another way for the agent holding it open to get new buyer prospects or customers more than an opportunity to actually sell the house they are sitting open. It does not have to be this way.

Staging a Home with Silk Flowers Adds Color

A Note from Jay Myers — I was fortunate enough to receive a phone call from Clara Caussey this week offering her Home Staging Services free of charge to my next new listing. Appreciating her offer, and respecting her initiative to acquire a new relationship in real estate I asked her to become a Guest Contributor here at My Denton County Real Estate. She has graciously accepted and the following is her first — I hope of many — articles she has written to share with the visitors of this site looking to buy or sell real estate in DFW. Regardless if your are currently listed with another real estate agent, or are a REALTOR in the area I would encourage you to contact Clara and take advantage of her training and experience. Thanks again Clara!

Monetizing the Tax Credit for a Down Payment: Clear as Mud

Eight Thousand Dollar Tax Credit

Ever since the May 12th announcement from HUD that the $8000 First Time Homebuyer Tax Credit was going to be able to be used as a down payment I believe there has been more misconceptions, ill conceived speculation, and just down-right misinformed banter from those in the real estate industry and future home buyers alike. [...]
