Also referred to as the Homeowners $6500 Tax Credit follows all the same income and qualifying date requirements as the FTHB tax credit. There is really not a whole lot more that needs to be said that my other article here has not already covered. Other than the dates, some changes to the income limits and the addition of the move-up buyer tax credit the 2010 credit is same. There is one advantage to those closing after November 7, 2009 that they would not have had prior — that is the Modified Adjusted Gross Income for qualifying person(s) being raised.

Thumbnail image for Can you help me buy or sell real estate in…?

This is a question I get far to often, and I should have addressed here publicly long ago. I make no bones about it ((To state a fact in a way that allows no doubt. To have no objection to)) I concentrate on the buying and selling real estate in Denton County, concentrating on Highland Village, Lewisville, Corinth, Little Elm, and all points in between within Denton County. I even work on the fringes of Grapevine and Saginaw which are in Tarrant County Texas. I believe this best allows me to provide superior service to those I represent.

But, far to often I get emails or phone calls from those who are in need of assistance with some of the loan programs, or services I discuss here. So this is announcement saying Yes I can help you…

* Buy real estate in Collin County
* Sell your home in Plano, Texas
* Buy a property in Fort Worth, Texas
* List your home in Tarrant County
* Buy vacant land anywhere in the state of Texas
* Real Estate services all over the country

Now if that headline got your attention let me say I am a fan of the open house / broker’s open when done properly. My issue is how a lot of real estate agents go about preparing for an open house. It it is a common belief among sellers and many real estate agents that a open house is really just another way for the agent holding it open to get new buyer prospects or customers more than an opportunity to actually sell the house they are sitting open. It does not have to be this way.

Updated Restrictions and Income Limits for USDA Rural Development Home Financing

April 27, 2009

It has been more than a few weeks since I last posted an article on USDA Guaranteed Housing program, the fact is I am working with many clients on this loan program — But I know there are more of you that should be working me. Why do I say this? Google tells me so. The USDA related pages account for 52% of the incoming visitors here. So I apologize that the updates to restrictions and new guidelines are a couple weeks overdue.

$8000 First Time Home Buyer Tax Credit

February 24, 2009
Thumbnail image for $8000 First Time Home Buyer Tax Credit

Now it is my tun to break down the $8000 First Time Home Buyer Tax Credit. I must admit, when the bill was being negotiated in the Senate, before moving forward to the House of Representatives I was following it very close, in attempt to report the results in a timely manner. But as we know now, that was a lost cause because it kept changing hourly it seemed. But now we have a signed bill, and albeit it was very trimmed down from what the Senate, National Association of REALTORS®, and the National Association of Home Builders wanted as was outlined in Fix Housing First Act article I posted, notably which would have included a $15,000 tax credit for everyone buying a home.

The OTHER Races in the Denton County Election

October 28, 2008

So I must admit, I am not one of the 93,371 residents who have taken advantage of the 14 early voting locations in Denton County as of Monday evening. So with 362,000 registered voters in Denton County, so this post may not relate to 25.8% of you who have already casted your votes. But what worries me, is how many took the time to research the candidates in the other races besides for the President of the United States?
