It’s been obvious I encourage visitors here to search for homes at their leisure, and to have unlimited access to the information available with the MLS/IDX search much like this point of view.

Now if that headline got your attention let me say I am a fan of the open house / broker’s open when done properly. My issue is how a lot of real estate agents go about preparing for an open house. It it is a common belief among sellers and many real estate agents that a open house is really just another way for the agent holding it open to get new buyer prospects or customers more than an opportunity to actually sell the house they are sitting open. It does not have to be this way.

Below is a commentary from CNBC on September 3, 2007 pointing at that historically speaking when the interest rates fall below 5% the Home Buyers comes out to play, and in a big way. The Fall selling season we are entering needs this; but as this story also points out when rates drop as they did last Spring it shows an increase in mortgage applications, not necessarily people buying homes. In the Spring of 2009 a huge portion of this was done for refinancing existing loans. As of now, the re-financing rates are not as attractive as they were last Spring, and still not near new purchase rates.

It’s that time again, the information thousands have been waiting for and dozens have already been searching for judging from my analytics. The second sale of 2009 for forfeited tracts of land from Texas Veterans Land Board. On Tuesday, October 27, 2009, once again forfeited land tracts will be made available to eligible Texas Veterans in a sealed-bid sale.

It is now easier to read this information on this site. I have just installed a new plug-in for the blog called WPtouch iPhone Theme written by Dale Mugford & Duane Storey. For those of you into running your own site as, I do, I am telling you this thing is slick! It has a great administrators page, and despite the fact they call it a theme — I would probably call it a skin. I did not need to edit or change any of my CSS files or any special integration to source files. It also supports or plays nice with all my other applications and plug-ins.
