Brad,
Not totally clear on your question - so I am going to read between the lines a bit.

USDA does not have any seasoning requirements, as long as we are talking about the same kind of seasoning. Typically in the mortgage business seasoning would mean that a person, usually an investor, has to hold on to a property for a standard and set amount of time before flipping it or reselling it. I suppose this is a response if you are talking as a buyer.

Now as a seller, are you referring to you have a property that you purchased with the USDA Direct Funding loan and inquiring if there is a set amount of time before a short sale cane be considered? I think it is safe to say that the same hardships would be considered regardless of the amount of time it is owned. It is not as easy as some may think to get an approved short sale. Homeowners have to prove their hardships and be willing to liquidate any savings or cash they may have before being bank approved.

Not sure this answers your questions, if not please clarify or better yet give me a call and perhaps I can get a better grasp the concerns.

Hello Zachary,

I have sent you an email with my partner lenders contact information and a list of things you will need to get started on being pre-qualified for a mortgage. I always tell everyone; It does not cost a dime to get pre-qualified or pre-approved for a mortgage so do not eliminate yourself without finding out for sure. Plus, it is a good excuse to find out where you are with your credit score so if you are not ready at the present time you can learn the steps you need to take to be ready 6 months to a year down the road. Hope this helps and that I hear from you soon to start you house shopping process.

Hi, I'm Zachary. I am looking for a home to buy, but I don't think my credit is good enough to get a loan for a house to buy. Can you help me?
